METCALFE MOBILE HOME PARK
Lakeside – This project required a major use permit with the county planning department to change an existing horse ranch to a 49 unit mobile home park. Once the discetionery major use permit is approved the units can be mapped and construction plans can be precessed with the county.

OCEAN PARK VILLAS
This oceanfront site is over 1/2 acre and located in Ocean Beach. A Discretionary Permit was needed for the proposed demolition of the existing Apartments, along with the new development of 12 condominiums, with underground parking. The surrounding alley's were vacated, allowing for a slightly higher density. All entitlements for the new development, including a final condo map were obtained or support was provided by Florez Engineering. Public Improvments proposed are new sidewalks and additional funds to the
City of San Diego for improvements of the surrounding parkland.
